Case Study – Reposition Asset

Case Study #1The “Reposition Asset” is a business plan that Mashcole has executed on behalf of its clients time and time again. This is a “plan” where, upon acquisition of the asset, Mashcole is asked to bring the level of the property “up a notch or two.” The assets are improved through added-value techniques that require capital infusion directed at improving both the interiors and exterior of the property. Typically, this capital infusion brings the property from a “C” to a “B” or a “B” to an “A,” and requires significant improvement to “reposition” the asset which allows Mashcole to capture higher than existing market rates. The bottom line goal of this business plan is to raise both rents and NOI, thus “adding value” to the property.
