Upon takeover of every property, Mashcole serves residents a takeover letter explaining that the rent is due on the first of the month and considered late if it is not received by the third of the month. Three-day notices to “Pay or Quit” are served to all residents by the end of business on the third of the month. All rents are either written up in the Mashcole office or at the property location or deposited within 24 hours of receipt. Mashcole has a strict policy as it relates to both late fees and non-sufficient funds fees. Mashcole offers online and other payment options. We use a third party online payment company called PayLease, which offers residents an easy and quick way to make rental payments. Residents register online and begin making payments instantaneously. Our company works efficiently with PayLease to upload all new active accounts on the website to ensure payment accessibility for all residents.
All vacant units are leased by the onsite manager, leasing agent or in-house, depending on the size of the property. Mashcole trains its leasing professionals to ask the appropriate questions to learn the prospects’ needs and desires in renting an apartment. The Mashcole staff understands how to pre-close and sign leases.
Resident Screening (PSS)
Thorough and complete resident screening is conducted through the company’s in-house screening company (Professional Screening Services). This takes liability off the hands of the property owner. Mashcole runs their credit, checks their employment as well as checks with their current manager and/or landlord. If they are approved, copies of their ID as well as copies of their last three current paycheck stubs are obtained. Once they receive final approval, the new lease and move-in package are prepared.
Mashcole takes significant aggressive approach in advertising and marketing its vacancies. This is a big key in getting units rented quickly. When a unit is coming up vacant, Mashcole gets a head start and places a “Now Leasing” banner on the property and starts to place ads on Craigslist.com, Zillow.com, Hotpads.com, and many more on-line websites. Also, the best form of print advertising is searched out. This all depends on the property and what publication works best for the particular area. In addition, we will make and print flyers.
Mashcole has several maintenance vendors that are hired to work on the properties. Mashcole does not own its own maintenance company, which saves money for the property owner. The property supervisor, along with the resident manager, checks all work before invoices are approved for payment.
